When I started my career, there was practically no education or training available for new real estate agents. My competitors were certainly not going to teach me the secrets of their success and I only had a few months of living expenses saved. It was do or die. Failure was not an option. At first, I did what everyone else did—struggle.

But soon I discovered what my prospects really wanted in order to give me their business. It was a gut-level sense of certainty that if they worked with me, they would get what they want. When I discovered that, I got to work and started creating the right approach to working with clients and prospects. I also began crafting the tools and processes that you will learn in my programs.

The solution was to learn how to demonstrate real expertise by asking all the right questions and conducting a meaningful needs analysis. Then, I described all the steps in the process of how I would get them to their real estate goals. As I got more experienced, I learned how to create a timeline for each of the steps in the representation processes and to manage my clients’ expectations.

I started getting them to subscribe to my services with listings plus exclusive tenant and buyer representation agreements. I stopped throwing my services at people hoping they would be loyal to me; instead, they signed my exclusives! I started making great commissions fast.

Just a little over four years later, I had worked my way up to being the listing agent for the Transamerica Pyramid. Two years after that, I started my own company and soon, I had two offices with 25 producing agents. I saw firsthand how important training was for new agents.
